OPTION A.
With 1,060
metres of beachfront land and a
total area of 1,248,000 sq.metres, a
substantial hotel of 6-10+ storeys
could be built 50 metres back from
the beach (regulations), thus allowing beachfront restaurant(s)
and swimming pool(s), jacuzzis,
tennis courts, etc., to be constructed in front.

This needs a

With 1,060
metres of beachfront land, it would
be possible to build 25 beachfront
villas,with 40 metres
beachfront each and 40 metres in
depth, thus 1 rai (1,600 sq.
metres), and leave 60
metres beachfront for a restaurant
and access to the beach for the condos and villas at the rear.
Villas in
this area (near the beach, not beachfront and only 800
sq.metre plots and 300 sq.
metre internal) are being marketed
for 32-33 million baht, so beachfront villas (with 1,600
sq.metre plots and say 6-800
sq.metre internal) should attract at
least 60-70 million baht, probably more.
Having used
only 26.5 rai for the above and
recouped 1,500 million baht (25 x 60 million baht) in sales, of
the 2,000 million baht outlay, you have 753.5
rai left to construct condos and
some non beachfront villas, by the 4 lakes around the rear land
area.
Even a low
density development of 200 non beachfront villas at 1
rai each, leaves 553.5
rai to build say 40 condominium
blocks (on 10 rai each to allow for
car parking and swimming pool) of 10 condos (2 duplex penthouses
and 8 condos), leaving 153.5 rai for
a reception, substantial open communal area, and tennis courts,
jogging track/bike riding, roads, etc.
If the non
beachfront villas attract a third of the beachfront villas, say
20 million baht per sale, this returns a further 4,000 million
baht.
If the duplex
penthouses (240 sq. metres) attract
12 million baht per sale (4th and 5th
floor) and the condos (120 sq. metres),
an average 7.5 million baht,(6,7,8,9
each floor from ground to 3rd) each block returns
sales of 84 million baht, a further 3,360 million baht.
Thus, the
grand total of sales would be 8,860 million baht, which after
the land cost of say, 2,000 million baht, leaves 6,860 million
baht for construction, advertising, commission and
